Although rural, the local towns of Chasseneuil and Roumazieres are only about 5-7km away with supermarkets etc.

 

This delightful detached cottage is south facing and comprises 2/3 bedrooms, large double aspect open plan living area with newly fitted kitchen which includes dishwasher, gas hob, self cleaning oven, extractor, microwave and fridge/freezer, inglenook fireplace with wood burner, dining table to seat 4.

 

Within the living area there is a 2 seater sofa and other easy chairs, coffee table and it is double aspect – one side looking out on the lane and the other side onto the garden/farm (south facing).

 

 

 

 

There is a new fitted bathroom on the ground floor with large shower, WC, basin and washing machine. All floors are tiled or polished hardwood. Adjacent is a second smaller living area, which can be used as an office or second lounge area.

 

The cottage is tastefully furnished in antique pine furniture with master bedroom including a 4 poster bed. All bedrooms have chest of drawers, bedside tables and wardrobes.

 

There is an adjacent barn for storage should it be required and there is a telephone point in the property which would need connection. Heating is by woodburner and electric heaters.

 

An 11 x 5 m  heated pool is available for the use of tenants when the adjacent holiday home is unoccupied.

 

A perfect property for house hunters or those wanting to try the French way of life before making the final step.

The Farm House - five bedroomed - providing comfortable accommodation with gas central heating.

 

 

 

 

 

 

 

SALON: This is a large, welcoming room (7m.80 by 9m.10) with three French windows, one to the side, facing east, one facing onto the front garden, and one to the rear garden. The front and rear French windows each lead onto a covered, tiled patio. In the room, which has a large open fireplace, there are 2 sofas (one of which is a sofa bed), and 6 arm chairs. There is also a TV (with access to BBC1, BBC2, BBC3, BBC4, ITV3 and many free to view channels) and a Video/DVD.


A spiral staircase leads from the salon to the first floor.

 

KITCHEN: This is off the Salon and is 4.3m by 3.3 m. Apart from a sink; this also contains a gas hob, an electric oven, microwave cooker, dishwasher and fridge.

 

UTILITY ROOM: Off the kitchen is a small utility room which contains a washing machine, a freezer and is also the home of the water softener.

 

TOILET: There is a toilet (one of three in the house) on the ground floor, by another outside door which leads to the garden on the Western side of the house.

 

HALL: This is a passage from the kitchen end of the house to the original front door. In the hall there is also a staircase to the first floor.

 

DINING ROOM: Again, off the salon, this is 4.75m by 4.90 m and contains the dining table and chairs, sufficient for 12 people to sit down to a meal.

 

BEDROOM ONE: This is a double bedded room; 3.9m by 3.45 m. This room overlooks the garden and the side. The room has fitted cupboards.

 

BEDROOM TWO: This is a two bedded room and is 4.80m by 3.75m it has fitted cupboards and a wardrobe. This room faces the East and especially benefits from the morning sun.

 

SHOWER ROOM: This is 3.5m by 2.45 m and contains a shower and a basin.

 

 

BEDROOM THREE: This is a double bedded room, 4.05m by 3.45m. This room faces the front of the house and has French windows to its own veranda. This also contains fitted cupboards.

 

TOILET: There is a separate toilet between the shower room and Bedroom 4.

 

BEDROOM 4: This room is 4.3m by 5m. This is the room which provides access to the bathroom and bedroom five. (Although access to the bathroom and bedroom five is also available up the stairs in the hall) This room faces the front, and has a double bed and a wardrobe.

 

BATHROOM: This is a large bathroom (3.9m by 3m) with a full size bath, a shower, a basin and a toilet.

 

BEDROOM 5: At the west end of the house, this is a room with two/three single beds, 4.95m by 4m. The windows face out on three sides – to the front, the garden and the side, overlooking the mill pool and the mill itself. This also contains a wardrobe.

 

Millers Cottage - two bedroomed accommodation with log burner and electric radiators.

 

The Kitchen Diner (5m, 40 x 5m.60) has a red tiled floor and is accessed from the front garden. The kitchen contains a 4 ring gas hob, electrical oven, dishwasher, fridge and microwave. There is also a dining table and 6 chairs plus sideboard. This room also contains a wood burner in case of a chilly evening.

 

This room leads off on to the salon (6m, 00 x 5m, 10) (also with a door opening to the front garden) with a red tiled floor and contains a television (including BBC 1,2,3,4 and ITV 1, 2, 3) with video/DVD. The room also has a sofa bed and two arm chairs.

 

The Kitchen/Diner leads to a passage way from which access is gained to the ground floor bedroom, the utility room, the shower room and the w.c.

 

The Utility Room contains the washing machine, freezer and the hot water heater.

 

The Shower room (2m, 60 x 2m, 10) contains basin and shower.

 

The downstairs bedroom, facing the back garden, (6m, 80 x 4m, 70) has basin and bidet with double bed and wardrobes. There is also a French window out to the back garden.

 

From the Kitchen /diner are the stairs leading to the upstairs bedroom (4m, 80 x 5m, 20) which has windows to the front garden. This bedroom contains two single beds and wardrobes.

 

 

 

The two properties share a 12m x 6m solar heated salt swimming pool.

Situated on the D910bis between Montguyon, (Charente Maritime(17)) and Guitres/Coutras (Gironde (33). The Dordogne is 40 minutes to the east and the coast a couple of hours to the west. Cercoux (the nearest village – 5 minutes) has bakeries (one of which delivers to the Moulin) and one which makes “take away” pizzas, a general store, two garages and a bar/cafe/restaurant “La Forestièrre”.

Montguyon (15 minutes), has an Intermarche and a vegetable market on Wednesdays. Guitres, (20 minutes), Coutras (30 minutes) (on the River Dronne) is a major town with a Leclerc and an Intermarche. Libourne, (30 minutes) Bordeaux, (45 minutes) St. Emilion (30 minutes) and Angouleme (45 minutes) are all within a reasonable distance. Cognac is only an hour away.

 

We are also willing to discuss longer winter lets where, depending on the length of the stay, and an agreement on the costs of heating, lighting, use of telephone and the like, the costs can, again, be suited to the individual needs of the visitor.

As well as the communal swimming pool, all gites will also benefit from 3 acres of meadow. Also in the grounds there are Volleyball/Badminton facilities and a petanque alley.

 

Local Shopping


Le Breuil Coiffaud is situated between the two main towns of Sauzé-Vaussais and Chef Boutonne (8 kms, 10 mins by car). Here you will find supermarkets, banks, pharmacies, bakeries, cafes and restaurants as well as weekly markets selling wholesome local produce in the main squares.

This can be achieved in 2 ways

 

1 - A donation to Les Cygnes will plant trees on our land to help create a wooded area to help erase the carbon usage in travelling to and staying in our gites.

A medium sized car with an average return journey of 1200 miles will be 1 tree.

Each return flight to France will be 1 tree.

 

* The cost of the tree can be added to your holiday cost or donated when you arrive at Les Cygnes.*

 

We will only plant trees indigenous to our area like, chestnut, oak, lime etc.

 

A tree will cost 10 euros and will be planted on our land in October or November to maximise it's chances of survival. Each tree will be labelled with the name of the person or family that donated it and covered by a sapling protector.
